Project Description

This is a repost of another job, as it was requested that I include pictures with the listing. I have a standard 1-car detached garage, probably built in the 1930s. The floor of the garage is concrete, and the sill plate of the garage has rot in some areas. The sill plate does not sit on any block - it is directly on the garage floor. I''m looking for a solution. Thanks!

Service Provider 2113- :: It's hard for me to diagnose a problem without actually looking at all the variables but, My thought is to jack the structure up and put a new treated plate in... Now usually these garages since on the ground , which I cant tell without a picture.. Which way the rafters run would help me determine how to jack it up too.. It's not going to help get someone in for cheap and bandaid this, only to have you replace it again or it fall over! A cement footer need to be put under and then reattached with treated lumber. Thats the correct way!

Customer :: I'm not sure if the sill plate is sitting on dirt or concrete or maybe a little bit of both. I took two images, but the site duplicated the first image. In any event, what's posted is the side wall of the garage. The rafters run north/south, in a garage facing west..perpendicular to the sill plate shown in the image. Does that help. I agree that the best way to address this issue would be a sill plate on block, but the cost for that worries me. What are your thoughts on that? Would a moisture barrier under pressure-treated be sufficient?

Service Provider 2090-OH :: Potentially, but a completely cemented footer and treated wood is truly nessecary here. Otherwise it will continue to rot and eventually fall. For me to raise/jack it up, then resecure it properly, would not affect the project price that much. OK thanks

Service Provider 2090-OH :: We need to lift the structure up, corner by corner, and install a new plate, preferably treated lumber, then re-level the outside parameter. Afterwards I would install block plates around the inner seal to ensure resistance.

Customer :: What are block plates?

Service Provider 2090-OH :: Block plates are what is usually found in larger farm and rural-related structures, that have an inlay of dirt, with no prior slab for the foundation.
